Estate Management

Whilst you are away it is important to know that your property is secure, in good shape and not rented out without your knowledge.

Aspirational Homes include the first year estate management service at €400 per year (about a £0.75 per day) on completion of your purchase. Our Estate Management Company will visit your home at least every two weeks to run the taps, undertake security checks and make sure that your property is in the condition you would wish it to be. Service details are listed below:

• Airing the property (opening windows and doors whilst other jobs are carried out).
• Flushing the toilets
• Running the taps
• Checking for any damp or mould (visual only - no furniture will be moved)
• Checking electricity, water and gas (visual/smell only)
• Checking for any visual signs of break-in or damage
• Reporting back to clients monthly
• Arranging for minor repairs to be carried out by local tradesmen

As and when you need items for your home, or you need repairs or other work carried out we will arrange for this to be done. Tasks typically include the installation of security grills, air-conditioning or tiling.

We can arrange manpower to receive deliveries and/or obtain them on your behalf. This service can be upgraded for just €150 per year to include:

• Emergency 24-hour advice for your clients whilst in Spain
• Meeting your clients at your property and handing over the keys
• Provide welcome pack
• Explaining appliances in your property
• Pointing out local restaurants and supermarkets
• Directing your guests to places of interests and local beaches
• Collecting the keys at the end of the holiday
• Including a description and pictures of your property on our Web site to support your rentals

Managed Rental Service

If you decide to rent out your property we can help here too by advertising on our rental partner’s website(s). As a client of Aspirational Homes we do not charge an advertising fee, however we would take a commission on weeks we sell and manage your customers for you. Our commission rate is 20% and provides us with funds to cover our advertising and administration costs. This way you have no advertising costs to find and you only have to pay us when we get you a booking.

We are happy to discuss rental occupancy percentages with you at any time. We will of course, be realistic in our discussions and we prefer to "under promise and over deliver" rather than lead expectations by exaggerating potential.
